Strategic partnership will expedite Dusit’s growth towards becoming one of the largest international hotel operators in the Philippines.
Dusit International, one of Thailand’s leading hotel and property development companies, has signed an investment agreement with major Filipino infrastructure holding company Metro Pacific Investments Corporation (MPIC) to jointly develop and manage hospitality and residential properties in the Philippines. This joint investment is subject to approval from the Philippines Competition Commission, expected to be completed in June 2020.
MPIC, a listed company on the Philippines Stock Exchange, is a leading developer of power plants, toll roads, waterworks, light rail, and other infrastructure megaprojects in the Philippines. The investment agreement reflects MPIC’s plans to invest in real estate projects comprising hotels and condominiums, for which it required an experienced and trusted management partner, as well as Dusit’s plans to collaborate with leading industry partners to enhance its own capacity to create continuous and stable business growth.
As per the investment agreement, the structure of which is expected to be in place by December 2020, MPIC’s newest real estate, hospitality, and tourism subsidiary, Metro Vantage Properties, Inc. (MVPI), and Dusit Philippines Corporation, a newly formed, wholly-owned subsidiary of Dusit International, will jointly invest in two companies in the Philippines, namely Metro Dusit Inc. (MDI) and Dusit Hospitality Management Corporation (DHM).
MDI will operate as a developer of real estate projects in the Philippines, particularly hotel and residential condominium projects, while DHM will provide management services in relation to these projects as well as other projects developed in partnership with third-party business operators. DHM will also manage all of Dusit’s existing properties in the Philippines.
The investment partnership, initially worth a total of THB 979.05 million (PHP 1,605.00 million), is in line with Dusit’s three-pronged strategy for sustainable and profitable growth, which includes balance, expansion and diversification. As part of the strategy, Dusit aims to expand its presence in established and emerging markets to achieve a 50-50 balance between domestic and international revenue by 2025.
“While we recognise the novel coronavirus outbreak is currently impacting trade and business throughout Asia, our partnership with MPIC is a long-term investment scheduled to be in place at the end of the year, when we believe business as usual will be resumed,” said Ms Suphajee Suthumpun, Group Chief Executive Officer, Dusit International. “Last year, more than eight million foreign tourists visited the Philippines. Domestic travel is strong too, with 111.4 million domestic tourists recorded in 2018. Both of these figures are only expected to grow.
“By leveraging MPIC’s rich experience, and building on our existing presence in the Philippines, we will be perfectly positioned to tap into this rising demand and expedite our growth. And by delivering unique hospitality experiences inspired by our distinctive brand of Thai-inspired gracious hospitality, we will be perfectly placed to meet the needs of discerning travellers, contribute to the growth of new and existing destinations, and bring long-term value to the communities in which we operate.”
Mr Manuel V. Pangilinan, Chairman, MPIC, said, “Today, we commemorate another milestone for Metro Pacific as we enter the real estate, hospitality, and tourism industry. Through our partnership with Dusit International, a company with over seven decades of experience in delivering Thai-inspired gracious hospitality all over the world, we hope to play a significant role in changing the landscape of this thriving industry through meeting the evolving needs and lifestyles of both local and foreign travellers and contribute to the inclusive and sustainable development of our country.”
Dusit International’s property portfolio now comprises 307 properties (nine owned, 298 managed) operating under six brands across 14 countries. The company has also recently diversified into food business, with strategic investments designed to mitigate risk, expand its customer base, and generate revenue from adjacent lines of commerce.

Thailand-based, global hospitality company to open healthy food stores throughout Bangkok and beyond.
Dusit Foods Co., Ltd., a subsidiary of Dusit International, one of Thailand’s leading hotel and property development companies, has entered into a 51:49 joint venture with South Africa’s Real Foods Group, to bring its popular healthy fast-casual restaurant concept, Kauai, to Southeast Asia, under the Thai brand name, Real Foods – with its first store opening recently at Virgin Active Fitness Club 101 The Third Place in Bangkok.
Established 23 years ago, the Kauai brand serves 7.3 million healthy meals each year across its 164 stores in South Africa and the Netherlands. The brand has established itself as an innovative leader in the health space, with its inspired smoothies, salads, wraps and warm bowls – all made with a commitment to sustainable sourcing and bringing convenient, nutritious options to consumers worldwide.
Located at True Digital Park 101, a landmark mixed-use development near Sukhumvit Soi 101, the first Real Foods store at Virgin Active Fitness Club 101 The Third Place is easily accessible from Punnawithi and Udomsuk BTS (Skytrain) stations.
The Real Food stores in Thailand will retain the Kauai concept and store design, and also most of the menu. The menu features over 100 superfood ingredients, including free-range eggs, collagen, whey protein, spirulina, kale, broccoli and spinach, used to make a range of nutritious and delicious dishes and drinks with a focus on natural produce.
Roughly 30% of the menu has been modified to meet Thai tastes, including the addition of new items such as a soba noodle salad, iced matcha smoothie, Thai red milk tea and iced coffee drinks.
Firm favourites like the Princess Wrap and the Strawberry Stinger, which have been on the menu since Kauai’s inception, will be available in Thai stores.
The development of Real Foods in Thailand is in line with Dusit Food’s mission to invest in proven and profitable businesses, expand into high growth spaces, and respond to consumer trends while positively serving the community through the delivery of healthy, wholesome food products that reflect four key pillars of sustainable production – healthy, natural, organic, and locally sourced.
“Globally, there is a major shift taking place as consumers seek out healthier, natural food options which are both affordable and convenient, said Mr Jate Sopitpongstorn, MD of Dusit Foods Co. Ltd. “With our extensive experience in food, resorts and hospitality, moving into standalone outlets was an obvious next step for Dusit. The Thai joint venture, Dusit Real Foods, will oversee the opening of several fast-casual restaurants in Thailand, with possible expansion into retail ranges. Dusit Real Foods already has another three stores lined up through its long-standing relationship with Virgin Active health clubs. As we hold master-franchise rights, we will also look at expanding Real Foods outside of Thailand too, leveraging our strong network of hotels and resorts in APAC, UAE, Qatar and Oman to introduce Real Foods in more new markets worldwide.”
Mr Sopitpongstorn added that Real Foods will also benefit from access to top-tier hospitality and restaurant talent from Dusit’s hospitality education programme, ensuring Dusit’s renowned gracious service is part of the offering. And Real Foods will differentiate itself from other healthy food stores and producers in the Thai market by offering a comprehensive range of responsibly sourced menu items that can be customized for vegans and vegetarians to paleo and keto devotees. “Basically, it will be a one-stop-shop for all their healthy food needs,” he said.
23 successful years of healthy food
Dean Kowarski, Real Foods Group CEO explains that the premium brand, which has become synonymous with natural food, has a strong appeal for those embracing healthier living on account of its emphasis on nutrition and responsible sourcing.
“At Real Foods we care about what you put in your body because we know that eating well is key for a good life. We are committed to making nutritious and delicious food and drinks with an emphasis on real, responsibly sourced natural produce,” he said. “This means, where possible, our food is free of GMO’s, low in refined sugar and avoids additives, preservatives, artificial colourants or flavourants. As an example, we only use free-range chicken and eggs, which shows our commitment to responsible sourcing.
“We make healthy eating delicious, easy and convenient and there is something for everyone on our menu. Our new partnership in Thailand demonstrates that Real Foods is achieving its mission of bringing more health and wellness options to consumers worldwide.
“Our stores offer a mix of both take-away and sit-down meals,” notes Kowarski, adding that the health sector is growing faster than fast food outlets.
The Real Foods store experience
Real Food positions itself at the leading edge of global health food and consumer trends. Stores strategically showcase colourful food and fresh ingredients against the minimalist black and white backdrop of the store. Inspired by clean-line simplicity, the store concept features a neutral palette of concrete tiles and cool white marble counters, complemented by warm oaks and crisp black and white graphics.
Future Growth Plans
Within the coming months, Real Foods will also supply its healthy meals and drinks to six other Virgin Active health clubs throughout the city, ensuring Bangkok residents have convenient, grab and go access to wholesome and healthy food. The brand also has plans for expanding its Thai store footprint into the retail space, and is actively seeking exciting new retail locations.
Dusit Real Foods owns the territory rights to Southeast Asia and Australia, and is currently exploring opportunities in these markets.

Dusit Princess Kathmandu, Nepal is the second property Dusit International has signed to operate in Nepal. Dusit Thani Himalayan Resort & Spa, a luxury mountaintop resort in Nepal’s central region, is slated to open in Q1 2021 under a hotel management agreement.
New concept is designed to bring value to all stakeholders by expanding market reach, trialling new concepts that can be introduced at Dusit Hotels & Resorts worldwide, and maintaining brand awareness in the local market while Dusit’s flagship hotel, Dusit Thani Bangkok, is redeveloped as part of landmark mixed-use project, Dusit Central Park.
Dusit Thani Public Company Limited (DTC), or Dusit International, one of Thailand’s leading hotel and property development companies, is set to expand its lines of business in Bangkok by opening its first standalone restaurant concept – Baan Dusit Thani – to respond to shifting consumer tastes and provide a new place to eat, meet and hold weddings and social events in the heart of the city’s Central Business District.
Designed to continue the hospitality heritage of DTC’s flagship Dusit Thani Bangkok hotel, which is currently being redeveloped as part of Dusit Central Park, a USD1.2 billion mixed-use project set to open in 2023, Baan Dusit Thani occupies a beautifully restored stately home with history dating back to before World War II. The property is set over 4.5 Rai (7,200 sq m) on Sala Daeng Road, only 100 metres from the flagship hotel and just a five minute walk from both the Sala Daeng BTS (Skytrain) and Silom MRT (underground) stations.
Providing a fitting new home for staff from Dusit Thani Bangkok while the new hotel is being built, the carefully curated space features three reimagined signature outlets from Dusit Thani Bangkok, each set within a different heritage building and surrounded by a beautifully maintained and pet-friendly garden.
The elevated concepts include Benjarong Thai Restaurant, Thien Duong Vietnamese Restaurant, and Dusit Gourmet & Garden Bar. Unique events spaces are available for small or large social and private events, including Dancing Hall, a semi-outdoor pavilion which can be easily transformed into an enclosed air-conditioned space. The pavilion was historically used as the setting for private parties and discos arranged by the owner of the heritage home. All outlets and spaces will be officially opened on 18 September 2019.
To cater to long-term fans of Dusit Thani Bangkok, each signature outlet will feature the most popular dishes from its hotel counterpart. To respond to shifting consumer tastes, the venues will also trial new concepts that DTC will use to enhance the food and beverage offerings at Dusit Hotels & Resorts worldwide.
Baan, translated to English, means home, and every effort has been made to embrace the original architecture of the heritage buildings while simultaneously reflecting the distinctive character of Dusit Thani Bangkok to create a warm and welcoming venue that brings value to the broader community.
“This unique and exciting venue is perfectly positioned to meet the needs of fans of Dusit Thani Bangkok and also expand our market reach to introduce the hotel’s signature venues and Thai-inspired, gracious hospitality and services to consumers who prefer to dine at standalone restaurants,” said Khun Suphajee Suthumpun, Group CEO, Dusit International. “At the same time, by monitoring and responding to shifting consumer tastes, Baan Dusit Thani gives us the perfect opportunity to experiment with new concepts, respond to new trends, and then use our findings to enhance the food and beverage operations at Dusit Hotels & Resorts worldwide.
“From promoting healthy living from the use of organic, wholesome ingredients, to offering a large, green space where local residents can relax with their pets, our holistic approach to lifestyle, coupled with our legacy offerings, has broad appeal and will ensure that Dusit Thani Bangkok stays top of mind while our new flagship hotel is being built – all while bringing value to the community via the many experiences that we offer.”
